If you have a flat roof or partially flat roof, it can be difficult to identify problems. However, there are signs to look out for to help you spot any issues before they become worse.
Common flat roof problems
Ponding is when pools of water collects on the roof. Long standing water can sometimes seep through the roof.
Often the water will evaporate following a period of ponding. After it does, you can sometimes be left with a watermark. A sign of this would be patches of darker or lighter colour depending on the type of surface used on your flat roof.
Certain types of vegetation will form in wet conditions such as lichen, fungus and moss. If you have growths of these, then it indicates there has been a build-up of water.
As well as damp, problems can also occur with drying out. This usually comes with age, when the flexible materials used to form the waterproof layer on your roof crack. Blisters can also develop in the roof membrane. If these burst, they could cause water to seep through.
Types of flat roofing solutions
There are different types of flat roof applications that can be used. Single-ply membrane options include PVC, PIB, TPE and TPO. With this application, gas is polymerised to form a vinyl resin. This then produces a durable composite. Single-ply membrane is fitted using a specialised process by an approved installation company and is often installed on industrial and commercial roofs.
GRP fibreglass roofing is flexible, making it handy for roofs of non-standard shapes and sizes. It’s lightweight and durable, giving protection against heavy foot traffic and natural movement of a building.
At Crown Windows, we prefer to use EPDM rubberised roofing because of its durability. It also provides a high level of waterproof protection.
